Adapt And Then Adopt

Just like the “beware of the dog” sign on the gate, better technical descriptions can bite if not approached properly!

This is why these documents are published as templates. It is intended that, having been granted Resource Use Rights, building companies, design practices and suppliers will review and adapt descriptions to suite their compliance and workmanship capacity before adopting the document.

Technical Services outlines how ABLE can assist businesses wishing to adapt and then adopt Acceptable Local Practice document templates.

Building Professionals are granted Learning Access.

Building companies, design practices, suppliers and the like when granted Resource Use Rights can access to “Word file” versions.


Update and Development

The BCA is amended annually, new building issues emerge, and better ways to describe building work will be found as Building Professionals use ABLE resources and exchange their experiences.

ABLE will only update published document templates when a need has been identified and the required Local Practice Project support and resources are in place.


Common Information Structure

ABLE document templates use a common structure so that it is easier to cross-reference between building work descriptions and work practice descriptions.

The flowchart illustrates how the common structure works. Using Masonry as an example, the Specification of Nominal Building Work – Section 3: Masonry provides a Building Work description that reasonably limits the scope of compliance and workmanship that the builder undertakes to deliver (see Managing Expectations) and the Addenda – Section 3: Masonry nominates the selections and allowances that apply for that masonry work.

The Masonry sections in the “Design & Drafting” and “Estimating & Scheduling” Work Practice Descriptions flag items that need consideration when describing or quantifying Building Work, and the Trade Work Practice Description provides a detailed description of the brick and/or block laying practices required to build the Building Work described in the Specification of Nominal Building Work.


Specification of Nominal Building Work

This is a template for a standard Specification that describes BCA construction compliance, building workmanship and the limits placed on those descriptions to better manage building work expectations.

The flowchart below illustrates how nominal building work descriptions have been developed to date, and how these descriptions will change when new Recognised Local Practices are published.
