Why develop this Technical Document Template?
The intent of the As-Built Learning Exchange (ABLE) Common Practice protocol is to resource work practices that deliver affordability, compliance and performance gains.
This document provides a template for describing the Masonry Trade Work Practices required for masonry work to be built as specified, and the Supervision benchmarks used to verify work outcomes.
Where, when, and who can use this Technical Document Template?
This document template can only be used in Western Australia and only applies for the Building Code of Australia Volume 2 for Class 1 and 10 Buildings (BCA).
Building Professionals are granted Open Exchange Rights to use this resource to learn about better ways to work. Open Exchange Rights do not extend to any other use (distribution, business etc) until an Exchange Agreement has been entered into with ABLE.
Users accept the Conditions of Use that apply to all ABLE material.
How should this Technial Document Template be used?
Adapt and Then Adopt – just like the “beware of the dog” sign on the gate, better technical descriptions need to be approached carefully – they too can bite if not approached properly!
Document templates are intended to be reviewed and adapted to suit business compliance and workmanship choices before being adopted.
Contracting Protocol – located at the head of the document, this records the agreed responsibilities, resource provision and authorities of the builder and trade contractor.
It is intended that descriptions will be reviewed to ensure they are consistent with other contracting documents and that the Work Practice Description will then become an attachment to sub-contract agreement.
Defined Terms – these describe critical terms used to define work outcomes.
It is intended that new and/or amended terms will be added to the template as users who are willing to participate in the development of better common practice documents provide feedback to ABLE about work outcomes misunderstandings.
Nominated Building Work – is described in three parts:
- Construction Manager (or Builder) Expectation – these statements link Specification descriptions to work outcomes.
- Supervisor Verification Schedule – this is used to nominate work outcomes that the Supervisor agrees to verify with the Trade Contractor. It is intended that the range of verification tasks will be tailored to suit individual Supervisor and/or Trade capability.
- Trade Work Practices – these provide a detailed description of expected work practices.
It is intended that new and/or amended descriptions will be added to the template as users who are willing to participate in the development of better common practice documents provide feedback to ABLE about work practice issues that arise.
