Why Develop This Common Practice Interpretation?

The intent of the As-Built Learning Exchange (ABLE) Common Practice protocol is to resource work practices that deliver affordability, compliance and performance gains.

Common local practice is to use bulk insulation at ceiling level. This Common Practice Interpretation clarifies how “ceiling area” is calculated for Energy Efficiency compliance.

Where, When, and Who Can Use This Common Practice Interpretation?

This Common Practice Interpretation is recognised by the Building Commission.

It can only be used in Western Australia, only applies for the Building Code of Australia Volume 2 for Class 1 and 10 Buildings (BCA), and must be declared to the approving Local Authority prior to the issue of a Building Licence.

Building professionals are granted Open Exchange Use rights. Users accept the Conditions of Use that apply to all ABLE material.

How Is DTS Compliance Interpreted?

BCA Part 3.2.1.2 Roof – sub-clause (a) prescribes that a roof must achieve the Total R-Value specified in Figure 3.12.1.1. Figure 3.12.1.1 describes the minimum R-Value of added insulation required for typical roof and ceiling configurations.

3.12.1.2 Roof – sub-clause (c) requires the minimum added R-Value to be adjusted for the reduction in the insulated ceiling area caused by penetrations at recessed lights and exhaust fans. Table 3.12.1.1a specifies the “additional percentage of the minimum added insulation required” for the “percentage of reduced ceiling insulation of the Building”.

3.12.1.1 sub-clause (a) requires insulation in ceilings, walls and floor to form a continuous barrier and 3.12.1.1 sub-clause (c) requires insulation to lap over uninsulated walls (local practice masonry construction).
