Why Develop This Document Template?
The intent of the As-Built Learning Exchange (ABLE) Common Practice protocol is to resource work practices that deliver affordability, compliance and performance gains.
This document provides a template for a Purchase Order linking building work to the Work Practice Description included in a “Sub-Contracted Work Agreement”(*Association contracts have differing titles).
Where, When, and Who Can Use This Document Template?
Document templates can only be used in Western Australia and only apply for the Building Code of Australia Volume 2 for Class 1 and 10 Buildings (BCA).
Building Professionals are granted Open Exchange Use rights. Users accept the Conditions of Use that apply to all ABLE material.
How Should This Document Template Be Used?
Adapt and Then Adopt – just like the “beware of the dog” sign on the gate, better technical descriptions need to be approached carefully – they too can bite if not approached properly!
Document templates are intended to be reviewed and adapted to suit business compliance and workmanship choices before being adopted.
Sub-Contracted Work Agreement* – builders have two contracting options:
- Per job contracting – where the Purchase Order describes per job building work and the terms of trade (typically on the back of the sheet). When accepted, the Purchase Order is the Contract. This method tends to result in ad hoc and/or abbreviated work practice descriptions being added to building work descriptions.
- Term or period contracting – where the builder and contractor enter into a Sub-Contracted Work Agreement* for a nominated period of time (typically 12-months). With this approach a detailed Work Practice Description can be attached to form part of the agreed terms. The Purchase Order then is only used to describe per job materials and quantities with all work being as per the contracted terms.
This Purchase Order template does not have any commercial terms and is intended for use with a term or period contract.
Descriptive Format – suggested items include:
- Building company – the company named in the Sub-Contracted Work Agreement.
- Purchase order identification and action times – information identifying the Purchase Order, the number of page, information currency, and required action timeline.
- Contractor – the contracting party named in the Sub-Contracted Work Agreement.
- Site Address – details that allow the site to be quickly and accurately identified.
- Supervisor – the person responsible for managing the building work.
- Supply – a description of the material supply and/or building work to be undertaken. Compliance and/or workmanship descriptions should not be added – these are described in the Work Practice Description attached to the Sub-Contracted Work Agreement.
- Delivery – a description of how material is to be delivered, where it is to be deposited, and how “defect free delivery” is validated.
- Contractor Acceptance – a statement acknowledging that the terms of the Sub-Contracted Work Agreement apply.
