Why develop this Technical Document Template?
The intent of the As-Built Learning Exchange (ABLE) Common Practice protocol is to resource work practices that deliver affordability, compliance and performance gains.
This document provides a template for an Addenda to the Specification of Nominal Building Work Addenda for Alterations & Additions.
Where, when, and who can use this Technical Docuemnt Template?
This document template can only be used in Western Australia and only applies for the Building Code of Australia Volume 2 for Class 1 and 10 Buildings (BCA).
Building Professionals are granted Open Exchange Rights to use this resource to learn about better ways to work. Open Exchange Rights do not extend to any other use (distribution, business etc) until an Exchange Agreement has been entered into with ABLE.
Users accept the Conditions of Use that apply to all ABLE material.
How should this Technical Document Template be used?
Adapt and Then Adopt – just like the “beware of the dog” sign on the gate, better technical descriptions need to be approached carefully – they too can bite if not approached properly!
Document templates are intended to be reviewed and adapted to suit business compliance and workmanship choices before being adopted.
Nominated Building Work – the Specification lists a range of standard nominal work descriptions. It is likely that some descriptions will not apply to the Contract Works.
It is intended that the Addenda is the working document used to nominate descriptions, PC/PS$ allowances, selections and extent (height, area etc) limits that apply for the Contract Work. The Addenda also provides a schedule of “fit-for-purpose” selections considerations, and the limits that apply when work is nominated as being “By Owner”.
Common Information Structure – the Specification and Addenda have a common structure, making it easier to cross-reference between building work descriptions and nominated selections and the like.
It is intended that users will retain the common information structure and edit the selection content to suit the building work being undertaken.
Selections List – this has been generated from descriptions in the Specification to create a list of possible material and/or other selection limits.
It is intended that master list version of likely selection descriptions will be developed as a checklist for job-by-job review or for developing standard display home model lists. Users who are willing to participate in the development of better common practice documents are asked to provide feedback to ABLE on new or amended descriptions to add to the template.
Compliance and Workmanship Descriptions – research suggests that common practice is to add ad hoc compliance and workmanship qualifications to the Addenda because it is seen as the document that the Owner is more likely to read. ABLE believes this compromises the integrity of building work descriptions and the development of better work practices.
It is intended that, as users who are willing to participate in the development of better common practice documents provide feedback on the building issues that emerge, ABLE will update the Specification and Addenda templates..
